Not All Realtors Are The Same

When selling or buying property, you're undertaking a very important and somewhat complicated process. You need to hire a professional, you should have the best Agent possible and there are many candidates.

As you begin the process of looking for an agent you will discover a number of realtors who claim to be "number one", "the best", "sells more", call themselves "Mr/Ms Yourtown" or have a great picture on a bench... so how do you make a good choice? Here are some tips:

1. Understand the relationship. Whether you're shopping for a property or thinking of selling, you need to know that there are three types of relationships that buyers and sellers can have with agents. A Realtor should discuss this with you, at the earliest opportunity.

2. Get a good fit. Don't even consider working with someone who turns you off. You need to relate to the agent's style, some people like an aggressive agent and some prefer someone subtle. Your agent should make your experience less stressful, not more stressful for you. Talk to a few Realtors. Find someone you can relate to. Ask yourself these questions: Could you spend 100 hours with this person? In a car? How well do they know the area you want to sell or live in? Are they available when you call? Do they listen or do they keep saying the same things over and over again?

3. Ask for personal recommendations from people whose opinions you trust- they are your best source of referrals. Be sure to ask the agents if they have enough time to give you the attention you deserve. A good agent will be candid with you and will interview you when you are interviewing them. The best agents are selective in who they choose to work with. They're looking for people who are serious, trustworthy and with whom they can develop a good rapport.

4. Know the agent's area of expertise. Ask them how familiar they are with the area. Be wary of Realtors who are based out of town but are anxious to help you to buy or sell your property. Do they know the local regulations? Will they seek the full cooperation of local Realtors?

5. Don't be intimidated. Remember, a good agent will expose you to the options. It's your decision whether or not to go forward with them. You may not want to work with an agent who is afraid to tell you something that might make you angry or hurt your feelings but it takes honesty and courage, especially in a competitive market, for an agent to tell a buyer or seller something they might not like to hear but the agent knows it will benefit them in the long run.

A Realtor who becomes an agent of the seller or buyer is deemed a "fiduciary". As a fiduciary, the agent is held by law to owe specific duties to the person they are representing. These duties include: loyalty, obedience, disclosure, confidentiality, reasonable care and diligence and accounting.
